Buying here is its own thing. The Blue Ridge is a patchwork of small towns, gated estates, mountain enclaves, and a city that's getting reshaped year over year. My job is to help you sort through it — without steering you anywhere you don't actually want to go.

1. Choosing your community before house-hunting

Most buyers start by browsing listings. I'd rather start by asking what your week looks like — where you commute, what you do on Saturdays, how often you'll be downtown, whether you want the Blue Ridge Parkway out your back door or a 30-minute drive to a major airport. The answers narrow the map fast.

2. Finding hidden value

WNC has a lot of fairly-priced homes and a small number of overpriced ones. I will not let you overpay. I dig — pulling comps, watching for price-cut patterns, cross-referencing tax assessment data, talking to listing agents about what's actually motivating the seller — and I'll tell you, frankly, when a home isn't worth its asking price.

3. The lender, attorney, and inspector network

I work with bankers and lenders I trust — both for rates and for closing speed. Same with the local real estate attorneys and the inspectors I'd actually let crawl around your potential home. If you're new to the area, that network is half of what you're hiring me for.

4. What I handle for you

Inspection coordination, contractor walk-throughs, contingency drafting, appraisal oversight, schedule juggling between your closing date and your move date. If you're coming in from out of the area, the logistics are most of the work — and that's where I do the most for you.
