What we collect
When you submit a contact or lead form on this site, we collect your name, email address, phone number, and the answers you provide (whether you are buying or selling, budget, timeline, how you plan to pay, and your message). We also collect basic analytics data — pages visited, referring URL, approximate location, device, and whether you tap a phone, text, or email link — via Google Analytics 4. Full analytics with cookies runs only after you accept the cookie banner (see below).
How we use it
Lead-form data is emailed to Karin Wulff for personal follow-up, with a copy to the site's administrator, who maintains the site and its forms. Analytics data is used in aggregate to understand which pages and topics readers find useful so we can improve the site. We do not sell or rent your data.
Third-party processors
- Form submissions are processed by our form-handling provider (Web3Forms).
- Analytics by Google Analytics 4.
- Spam / bot protection on contact forms by hCaptcha. The hCaptcha widget runs only on pages that contain a contact form; you complete a brief challenge before submission. Use of hCaptcha is governed by the hCaptcha Privacy Policy and hCaptcha Terms of Service.
- Hosting on Amazon Web Services (S3 + CloudFront).
Cookies & analytics
We use Google Analytics 4 with Google Consent Mode v2.
By default, analytics storage is denied — no cookies are set when you arrive.
Google may still receive anonymized, aggregate signals (page views without identifiers)
so we can measure overall site traffic. If you accept the cookie banner, GA4 begins
setting its first-party cookies (typically `_ga`, `_ga_avlc-consent.
No advertising, retargeting, or third-party tracking cookies are used.
